3) Property Preparation Only: The Prepared Property Program

If you are new to income property ownership or you just want the help of a professional team as you work to prepare your property to be a successful investment, our Prepared Property Program is for you. The Prepared Property Program takes the portion of our Management Success Formula that deals with the physical condition of your property and makes it available separately to our Owner Clients.
The Prepared Property program gives you the help of a professional team to a.) develop a specific renovation or repair strategy to prepare your property for success; b.) develop a comprehensive scope of work to implement the needed repairs or enhancements; c.) secure bids from qualified licensed and bonded contractors who can perform the needed work, and e.) take full responsibility for managing the campaign of work from start to finish.
If having the peace of mind that comes from knowing that your income property has been fully reviewed for life/safety hazards, is prepared to perform safely, conveniently, and at minimum operating costs for you and your tenants, and that all work has been done by licensed and bonded contractors in full compliance with building codes and EPA's lead paint requirements, this is the GPM Program for you.

4) Property Maintenance Only: The Maintenance Partners Program

If you are comfortable with all aspects of the marketing, leasing, and ongoing management of your properties but would like professional help just with ongoing maintenance, GPM's Maintenance Partners Program allows you to put the full resources of our website and network of licensed, bonded, and proven contractors to use on behalf of your tenants. The Maintenance Partners Program takes the portion of our Management Success Formula that deals with 24/7 maintenance support and makes it available separately to our Owner Clients.
Once you have enrolled in our Maintenance Partners Program, we work with you to immediately let your tenants know that from that point forward, all requests for maintenance should go directly to GPM. We educate them on the use of our web-based and telephone-based maintenance request systems and we stand by, ready to address any challenge that may come our way.
We also work directly with you to maintain the continuity of the prior repairs, prior conversations, and prior promises you may have made to your tenants. We want to smoothly and professionally become involved to help you manage your repair process without any gaps and without a sudden surge of spending. We make a point of consulting directly with you before we make commitments to your tenants and certainly before we make spending commitments beyond some minimum threshold, usually $250.00. Each of our Owner Clients has a particular perspective on how they want repairs managed, and we may a point of finding out how you want to operate, and then adapting our process to your needs.
