5 Budget Friendly Tips to Make Your Portland Oregon Rentals More Appealing To Renters

As a first time property owner you may find out in the very beginning that it’s a little difficult, but not impossible, to make your rental property more appealing to renters.

The good news is that you can make your Portland Oregon Rentals more appealing to renters, without breaking the bank, by following these 5 budget friendly tips.

Tip 1 – Make the Bathroom Visually Appealing

Most tenants will decide against choosing a Portland Oregon rental if it has a bathroom that looks dirty and has not been well cared for.

You can make the bathroom in your rental more visually appealing by doing the following:

  • Clean and sanitize the bathroom.
  • Replace old caulking and grout.
  • Remove rusted fixtures.
  • Upgrade the mirrors, lights and vanities
  • Replace old plumbing under the sink.

Tip 2 – Add A Back Splash to the Kitchen

If the rental unit has a galley style kitchen, you can easily improve the look of the kitchen by adding a back splash. Tile back splashes can be color coordinated with the counter top materials, and can be either a single course of bull nose tile, or can be field tile all the way up to the underside of the cabinets.

Back splashes look great, are very easy to clean, and reduce the amount of painting that needs to be done in the kitchen.

Tip 3 – Use Old English to Polish Kitchen and Bathroom Cabinets

Another great way to breathe new life into kitchen and bathroom cabinets is to use Old English to polish those cabinets up and cover any scratches or nicks in the cabinets. Another relatively easy upgrade is to add new hinges and pulls to dated cabinets. Done properly, this can transform the looks of a kitchen.

Tip 4 – Use an Air Freshener in your Rental

Purchase subtle plug in air fresheners with scents like “clean laundry” and place them in your rental unit. Don’t over do it – keep it subtle and not overpowering. One plug in for entire unit interior is usually enough. Another in the basement or garage of a rental home will be helpful too.

Smells are very important to the human brain and can be the difference between successfully renting to someone and having them walk away with the impression that you have an old or dirty rental.

Tip 5 – Improve the Parking Area

Paint the numbers on tenant parking spots and upgrade or replace the old lighting outdoors to ensure that your new tenant will feel safe walking from their car to their rental.
