Grid’s Application Process
Grid has years of experience providing great rental housing for great Residents, and we'd love to have you join us!
We are working with neighbors and other landlords in the greater Portland Metropolitan Area to maintain the quality of all our neighborhoods. We want to make sure that our Residents are good neighbors and do not use our rental homes for illegal activity. To this end, we have a thorough screening process. Please review our list of criteria. If you feel you meet our criteria, please apply.
Grid provides equal housing opportunity. We do not discriminate on the basis of race, color, religion, sex, handicap, national origin, familial status, marital status, age, sexual orientation, or source of income.
More details about our screening criteria can be found here.

Grid’s application and leasing process involves six steps:
-
Step 1: Property Selection: After reviewing the rental properties on this website, we encourage you to drive by the property you think may be a fit for you and take a look at the exterior and setting of the property. The Maps link for each property on this website is an excellent source of information about schools and other resources and services near each property. If you need additional information about one of our properties, we have video tours, photos and amenity information for all of our units.
Feel free to reach out via email to leasing@gridpropertymanagement.com or call us at 503-321-5140. Grid Property Management is currently unable to host showings at occupied residences.
-
Step 2: Application: If you are interested in one of our rental homes, we encourage you to submit an application on our website. We charge a $30.00 application fee per occupant that is 18 years of age or older. Payment of this fee is required before we can begin processing your application. The application can be accessed by selecting the “Apply Now” button next to each of the property listings in our available property list.
-
Step 3: Rental and Income Verification: We use an outside screening company to contact your current and prior landlords to confirm your current and prior tenancy. This screening company will also contact your employer or source of income to do a verification of your income. Please be prepared to upload digital copies of proof of recent income documents.
-
Step 4: Provide Copies of Your Identification: Each person over 18 years of age who will be residing in the property must provide a photo ID, or combination of identifications, which allow us to verify the identity of an applicant. When you complete your digital application online, you will be asked to upload digital copies of your identification. Just take pictures of your ID documents and have these .jpg or PDF files ready to upload when you complete the digital application process.
-
Step 5: Credit/Eviction/Criminal History Screening: We use an outside screening company to provide a credit, eviction, and criminal record report.
-
Step 6: Decision and Communication: We will contact you when we have the results of our screening. We know that you have other housing options and we also know that waiting to find out the results of an application can be frustrating. If your application is approved, we will let you know via email. We will also email you a digital lease. The lease will reflect the move-in date we agree to with you. You will have two business days from the time we notify you of our decision for you to sign the lease and pay the security deposit for the property.
When To Apply
We recommend that if you are interested in one of our properties, you act swiftly to begin the application process.
Screening Process Timeline
Be sure that you provide accurate contact information for your current and prior landlord, and your current and prior employers. If, after approximately 48 hours of attempting to reach any of your current landlord, prior landlord, current employer and prior landlord we have been unsuccessful, we reserve the right to terminate our screening process and move to the next applicant for the property.
Applying With Roommates
If you are applying for a property with a group of other roommates, we do not consider ANY application complete until we have received applications, identification, proof of income, and rental history for ALL members of your group.
Emotional Support Animals
If you are applying for a unit with an emotional support animal, assistance animal, or any similar companion animal (collectively “Emotional Support Animal (ESA)”) or service animal, please attach verification, from a qualified individual, of your disability and disability related need for the animal.

Application Fee Refunds
If we begin screening your application and you do not pass or you change your mind and do not want the property, there is no refund of your application fees.
If you are not the first applicant in line for a given property and an applicant in line ahead of you secures the property, we will cancel your application and refund your application fees in full.
